Through our fully owned subsidiaries, we have full control over all pieces of the business - from day-to-day leasing all the way up to investment management.
Emerald City Associates is the parent company that oversees all areas of each investment. In each acquisition, we create a separate legal entity in which Emerald City Associates is General Partner and has sole management responsibility. This is important as it allows us to avoid any issue with outside party decision makers that could affect our investment performance.
Green Alpha Property Management is the fully owned subsidiary of Emerald City Associates and handles the day-to-day property management of the various assets. This allows us to have full oversite on the most granular areas of operations, such as maintenance, leasing, advertising, and tenant interaction. We have proven an ability to lease at a speed that is unmatched, and that is because we are vertically integrated when it comes to property management.
When it comes to renovations, speed is equally as important as cost to us. In order to be able to turn units fast, you need to have a well-operated material flow to avoid delays. Also, in order to get the best price possible, you need to be able to buy in bulk. Emerald City Logistics was created in 2024 to drive improvements in our sourcing and material flow processes. Through our large central warehouse and inventory systems, we are able to control all areas of material flow to and from each location - which ensures we are both renovating units quickly and getting great volume discounts on purchases.
