Located in a rapidly growing city (Greenville, NC), Caldwell Court is a true value add property that meets all of our criteria. This off-market transaction closed in Q1 of 2023 and combined with a second transaction in Q3 of 2023. After taking ownership, we began to quickly put the business plan in place - which involved renovation of units and improving tenant experience, both of which will increase net operating income.
In roughly 6 months, we were able to increase value by 65%. Due to the rapid increase, we were able to refinance quickly and provide investors back with a cash payout of >100% of their original investment, all while allowing them to keep their ownership stake and keep collecting cash flow (and equity payouts) for years to come!
