Situated in a fast-growing metropolitan area (Winston-Salem, NC), the Arbor Pointe Apartments were acquired with a potential to provide significant returns due to the value-add component of the complex. Over the exactly 1-year hold, we were able to push rents 38% through completion of our strategic CAPEX plan. The CAPEX consisted of renovation of interior units, new parking lot, exterior paint, woodwork, and rebranding/signage. We were also able to reduce operational costs through implementation of a water-bill back system and lean operational efficiencies.
We were able to exit in April of 2024 and net a 35% IRR to our investors, before using a 1031 exchange to roll the proceeds into another opportunity to continue exponential growth.
